DEPARTMENT: Building Maintenance

SUPERVISOR'S TITLE: Director, Building Maintenance




PURPOSE OF POSITION: To troubleshoot and repair systems and components and inspect and complete service requests in a timely efficient manner for the Building Maintenance Department. Coordinate utility shutdowns with departments and contractors. Perform Maintenance risk assessments.

Attend construction rounds and report any deficiencies. Perform other duties as assigned.
·Planning and Coordination
Maintain proper scheduling of assigned duties and procurement of material to perform cost effective maintenance and repair activity. Prioritize assigned maintenance work to properly execute emergency breakdown response. Work with contractors on scheduling and repairing equipment. Coordinate utility shutdown request with departments and contractors to ensure proper work flow. Report to immediate supervisor items affecting or potentially affecting proper and safe operation of plant and equipment. Maintain acceptable backlog of planned maintenance activity. Attend required Cincinnati Children's training sessions, including radiation safety, laboratory safety, bloodborne pathogens and OSHA. Comply with Infection Control policies and procedures.
·Regulatory Compliance
Ensure that infection control and life safety measures are followed while performing maintenance projects. Maintain proper documentation of all assigned maintenance policies, procedures, and schematics. Acquire and interpret maintenance data to determine operational status of plant equipment and systems. Set up containment per infection control guidelines.
Run service calls, repairing plumbing, electric, mechanical and various types of equipment repairs in a timely efficient manner. Troubleshoot emergency and routine calls in HVAC, carpentry, electrical, plumbing and mechanical. Determine priority of job and make needed repairs. Perform maintenance risk assessments prior to work performed on Life Security devices, IE: fire, protection, utilities, HVAC. Develop knowledge and professional skills through cross-training, literature and attendance at department meetings. Respond to water intrusion events quickly to ensure minimal loss and prevent mold formation. Monitor and record moisture levels. Trace roof leaks and report on roof conditions. Maintain inventory of hospital standard finishes for repairs. Participate in establishing job requirements and goals; perform duties at the desired level of competency.

Achievement of 80% or above on industrial maintenance assessment and/or successful completion industrial maintenance workforce development program
Excellent verbal, written and/or interpersonal communication skills
·Technical Skills
Knowledge of carpentry, HVAC, electric and plumbing: good mechanical skill. Reading ability sufficient to interpret blueprints, written instructions and technical data.

·Associate's Degree in a related field OR Approved apprentice acquired Journeyman's License OR Equivalent combination of education and experience
